       Legislation requirements include the following:

  • Registering as a landlord with the relevant council (valid for 3 years)
  • Energy Performance Certificate (valid for 10 years)
  • Landlord Gas Safety Certificate required annually
  • Carbon monoxide detector
  • Legionella Risk Assessment (required every 2 years)
  • EICR Electrical Installation Condition Report (required every 5 years)
  • Portable Appliance Testing (required every 2 years)

There must be one functioning smoke alarm in every room which is frequently used by the occupants for general daytime living purposes as well as one functioning smoke alarm in every circulation space, such as hallways and landings. There must also be a heat detector in the kitchen and all these alarms should be mains powered and interlinked.
