🔎 What Counts as an Emergency?

An emergency is any issue that presents an immediate risk to your health, safety, or the property itself. This includes:

• No heating or hot water (especially in winter or for vulnerable tenants)
• A major water leak or burst pipe
• Total electrical failure
• A suspected gas leak (leave the property immediately)
• Being locked out with no access to the property
• Fire, flood, or structural damage that makes the property unsafe
