Ideal if you prefer to manage the tenancy yourself but need help securing reliable tenants.

We’ll take care of:

• A full rental appraisal with advice on achieving the best return
• Guidance on any pre-tenancy improvements or compliance requirements
• Professional marketing on major portals including Rightmove, OnTheMarket, Citylets, and our social media channels
• Arranging and conducting all viewings
• Comprehensive referencing of prospective tenants
• Preparation of the tenancy agreement and required legal documentation
• Collection of the first month’s rent and security deposit
• Professional inventory preparation
• Utility and council tax notifications for a seamless handover
• Advising tenants to set up a standing order to pay rent directly to you each month

2. Full Property Management

Our most popular option — ideal for landlords who want complete peace of mind.

This service includes everything from our Tenant Find option, plus:

• A dedicated, experienced property manager assigned to your property
• Day-to-day management of all maintenance, repairs, and tenant communication

• Fast and efficient handling of any issues using trusted local contractors

• Rent collection on the 1st of each month and transfer to you by the 10th
• Detailed monthly income and expense statements
• Two routine inspections per year with written reports
• A thorough final inspection at the end of the tenancy, including deposit return processing and deduction management if required

Whether you’re new to letting or simply prefer to be hands-off, we’ll ensure your property remains compliant, well-maintained, and in good hands

3. Advertising Only

Perfect for landlords who want to self-manage but need help finding tenants.

For a fixed fee of £100 + VAT, we provide:

• A rental valuation with guidance on maximising income
• Professional internal and external photographs
• A high-quality property listing on Rightmove, OnTheMarket, Citylets, our own website, and social media
• Enquiry handling — we forward all tenant leads to you so you can arrange viewings and manage the process directly

We’re also happy to advise on legal compliance or simple improvements to help you achieve the best possible rent.
